Capital Corporation has lodged a development application for the golf clubhouse in its 600-acre Lovedale Farm project in the Hunter Valley.
Designed by architects Hachem, the 1200 square metre clubhouse anchors the 18-hole championship golf course in the billion-dollar development.
It will include a reception lounge, a pro-shop, a signature restaurant and bar, and a members' lounge.
There will also be event spaces for weddings, meetings and conferences.
"This clubhouse is a cornerstone of our British heartland-style golf course with modern golfing amenities and an exceptional hospitality offering for players and residents," Capital Corporation director Jim Hunter said.
"The building is designed to complement the natural beauty of the surrounding landscape.
"Lovedale Farm's residential and tourism precincts have been purposefully designed around the golf course, not the other way around.
"This is a clear reflection of our commitment to establishing Australia's leading lifestyle and golfing destination."
The first 200 homes and a championship golf course are anticipated for completion in 2027.
Mr Hunter also revealed details about membership at Lovedale Farm Golf Club.
Members will access preferred tee times, the members' lounge, discounts on cart hire, and food and beverages.
Residents of Lovedale Farm will receive additional benefits, including waived joining fees and reduced green fees.
The clubhouse sits within a 600-acre site opposite The Vintage on Wine Country Drive.
It will also include 500 houses and a 300-room resort.
Facilities include a private residents' pool, tennis and pickleball courts, a playground, a green village oval and an off-leash dog park.
Golf course designer Darius Oliver and international architect firm Hachem have been instrumental in creating Lovedale Farm, which was originally a dairy farm bought by Capital Corporation in 2004.
Mr Oliver is behind golf courses such as Cape Wickham Links on Tasmania's King Island and The Farm at The Hills in Queenstown, New Zealand.
The DA lodgement follows Lovedale Farm's first stage release of homes, with more than 70 per cent sold for a combined value of $55 million.
Mr Hunter said purchasers include a mix of local upgraders, Sydney-based buyers, and golf enthusiasts from Newcastle and the Central Coast.
Capital Corporation announced the first land release in June, priced from $995,000.
The lots, which range from 1100 to 3000 square metres, allow buyers to custom-build a home in the development.
